Eclairage&#8230;.<\/span><\/p>\n<p class=\"taille_courante\" style=\"font-weight: normal; color: #16212c;\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter\" src=\"http:\/\/www.comptamag.com\/upload\/article\/NXfNyexXtKf6mKnNJFrd.png\" alt=\"\" width=\"372\" height=\"186\" \/><\/p>\n<p style=\"color: #003157; text-align: justify;\"><span style=\"color: #ffffff;\">.<\/span><\/p>\n<p style=\"color: #003157; text-align: justify;\"><span style=\"color: #ffffff;\">.<\/span><\/p>\n<h2 style=\"color: #003157;\">LE DISPOSITIF PINEL : NOUVEAUT\u00c9S<\/h2>\n<p><span style=\"color: #ffffff;\">.<\/span><\/p>\n<h3>Louer \u00e0 ses proches devient possible<\/h3>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt;\">Si la location doit toujours \u00eatre destin\u00e9e \u00e0 l\u2019usage d\u2019habitation principale du locataire, il est d\u00e9sormais possible de <strong>louer un bien \u00e0 un ascendant ou un descendant<\/strong> tout en b\u00e9n\u00e9ficiant des incitations fiscales \u00e0 l\u2019investissement locatif. <span style=\"color: #515756;\">La location \u00e0 un ascendant ne souffrira a priori d&rsquo;aucune contrainte particuli\u00e8re.<\/span><\/span> En revanche, les investisseurs devront faire un choix entre la r\u00e9duction d&rsquo;imp\u00f4t et la location du bien \u00e0 leur enfant. Il ne sera donc pas possible de loger son enfant tout en profitant d&rsquo;une r\u00e9duction d&rsquo;imp\u00f4ts.<br style=\"color: #515756;\" \/><span style=\"color: #ffffff;\">.<\/span><\/p>\n<h3><span style=\"color: #333333;\">Une dur\u00e9e de location modulable<\/span><\/h3>\n<ul>\n<li style=\"text-align: justify;\"><span style=\"font-size: 12pt;\"><strong>DUFLOT<\/strong> : Le dispositif Duflot imposait de louer le bien pendant\u00a0une dur\u00e9e de <strong>9 ans<\/strong> et offrait en retour une r\u00e9duction d\u2019imp\u00f4t de <strong>18%<\/strong> de l\u2019investissement (dans la limite de 300.000 euros et de 5.500 euros par m\u00b2)<\/span><\/li>\n<\/ul>\n<ul>\n<li style=\"text-align: justify;\"><span style=\"font-size: 12pt;\"><span style=\"color: #333333;\"><span style=\"color: #333333;\"><strong>PINEL<\/strong> : Le dispositif Pinel permet de moduler la dur\u00e9e de cet engagement sur une dur\u00e9e de\u00a0<strong>6, de 9 ou de 12 ans<\/strong>.\u00a0<\/span><\/span>A chaque dur\u00e9e d&rsquo;investissement est attach\u00e9 un avantage fiscal sp\u00e9cifique et proportionnel \u00e0 la dur\u00e9e de l&rsquo;engagement :<\/span><br \/>\n<span style=\"font-size: 12pt;\"> &#8211; Un engagement de neuf ans entra\u00eene toujours une r\u00e9duction d&rsquo;imp\u00f4t \u00e9gale \u00e0 <strong>18%<\/strong> du montant investi dans la limite de 300.000 euros.<\/span><br \/>\n<span style=\"font-size: 12pt;\"> &#8211; Pour les investissements de long terme, sur 12\u00a0ans, l&rsquo;avantage fiscal est relev\u00e9 de trois points \u00e0<strong> 21%.<\/strong><\/span><br \/>\n<span style=\"font-size: 12pt;\"> &#8211; A l&rsquo;inverse, les engagements de six ans permettent de b\u00e9n\u00e9ficier d&rsquo;une r\u00e9duction d&rsquo;imp\u00f4t r\u00e9duite \u00e0 <strong>12%<\/strong>.<\/span><\/li>\n<\/ul>\n<p style=\"text-align: justify;\"><span style=\"color: #ffffff;\">.<\/span><\/p>\n<h3 style=\"text-align: justify;\">Un \u00e9largissement aux SCPI<\/h3>\n<ul style=\"text-align: justify;\">\n<li><span style=\"color: #333333;
